Exterior Cracking
Cracks in brickwork or other masonry, particularly in the mortar, signal foundation problems. This could mean that the foundation is either cracked or settling unevenly. As a result, the foundation may no longer properly support the masonry, causing it to shift or settle over the weakened area.

On wood frame exteriors, cracks may be less noticeable, look for bowing or gaps between joints, which can also indicate underlying foundation problems.
Interior Damage
Cracks in sheetrock or other interior wall surfaces often signal foundation issues. Sheetrock is rigid, it tends to crack or gap at the joints when the foundation shifts unevenly. Similarly, interior tile surfaces can crack along the grout lines, mirroring the effects seen in masonry. Wooden flooring, being more flexible, may not crack but can appear uneven or tilted, indicating underlying foundation problems.
Pay attention if doors or windows start to stick or become difficult to close. This can be a sign that the frames are misaligned due to the shifting pressure of an unstable foundation.
Soil Shifting
If you observe soil pulling away from the foundation, it could indicate that the foundation is shifting or settling into a potentially damaging position. Regularly check the area where the soil meets the foundation, especially during gardening or routine maintenance.

What to Look for in a Contractor

Lengthy Track Record
Look for longevity in business through references, customer testimonials, their web site, and the Better Business Bureau.It must be said that there are some unscrupulous foundation repair contractors that do substandard work; collect your money; then change their name and/or location to avoid litigation. Unfortunate, but true.Confirm a real address, not a PO box. Also, size matters. A contractor should be large enough to employ a real person to answer the phone.
Clean Record with the BBB
Check for length of membership and complaints. No company can be in business for a long time without some complaints, but compare the number of complaints with the total number of customers served.
